AI agent use cases in real estate: seven workflows built on CASAFARI's property and location intelligence
AI agents such as Claude, ChatGPT and Cursor connect to CASAFARI through MCP servers and REST APIs to run valuations, market scans, site selection, investment screening, seller-lead screening, partner screening and portfolio monitoring. Each workflow reads CASAFARI's deduplicated property graph, one record per property across 16 countries, and leaves the final judgement to a professional.
AI agents in real estate perform structured analysis by calling specialised Model Context Protocol (MCP) servers and REST APIs. Built on CASAFARI, agents query a deduplicated property graph spanning residential and commercial property across 16 countries. In the seven workflows below, from client-ready valuations to commercial site selection, agents work with single property records that carry complete price histories, status changes and market dynamics.
Why an AI agent needs one record per property before it needs anything else
Consider a two-bedroom flat in Lisbon listed across four property portals by three different agencies under two distinct asking prices. An unassisted artificial intelligence model that scrapes these portals directly will count four available units of supply, miscalculate the average time on market, and present an inflated estimate of local inventory.
CASAFARI is a real estate data platform built for AI agents: a deduplicated, cleaned property graph of residential and commercial property, for sale and for rent, in 16 countries, in which every property is one record with every price change, status change and delisting (the CASAFARI property graph, October 2026). When portals list the same property multiple times, CASAFARI collapses them into a single record. Each portal listing is linked back to the property's single history; our help centre explains what happens when the same property is listed twice.
Being agent-native means the platform is designed for both human operators and autonomous language models:
- Unified accounts: One account, one key, and one shared balance of tokens cover every product.
- Browser sign-in: Sign in via OAuth 2.1 in the browser without copying private keys into prompts.
- Read-only tools by default: 19 of the 21 documented MCP tools perform read-only actions.
- Machine-readable documentation: Agents consume
llms.txt, OpenAPI endpoints, auth.md, and native Markdown documentation directly. - Transparent usage: Each tool call consumes a fixed number of tokens declared directly in its description.
Protocol governance shifted in December 2025 when MCP joined the Agentic AI Foundation under the Linux Foundation. With this open standard, one MCP server per product connects directly to Claude, ChatGPT, Cursor or Gemini CLI; see Casafari MCP.
Use case 1: a valuation agent that produces a CMA a client can read
A RICS-registered valuer in London, instructed by a UK lender on a flat in Porto, needs market comparables and neighbourhood context before noon. RICS Red Book Global Standards, effective 31 January 2025, expects a clear evidence trail for market inputs. The AI agent compiles the evidence, allowing the qualified valuer to review and sign.
- User prompt: "Value a 95 m² three-bedroom flat in Cedofeita, Porto, second floor, lift, refurbished 2021."
- Location resolution: The agent calls
locations_searchon Location Lookup to resolve "Cedofeita, Porto" to its unique location ID. - Comparable extraction: The agent calls
comparables_get-comparableson Comparables with the property's floor area, room count and features to receive verified comparables and an initial price estimate. - Trend analysis: The agent calls the Area Insights price time series tool for that location ID to analyse quarterly price movements.
- Report generation: The agent outputs a structured Comparative Market Analysis (CMA) containing the price estimate range, a comparables table, historical trend charts, explicit assumptions, and a clear statement that the output represents market evidence for valuer review.
Each call consumes a fixed number of tokens shown in the tool description, while place lookups remain free. You can review how to value a property with Comparables and build a CMA report for clients on the developer hub, or explore our Valuation & Market Study page.
Use case 2: a market scan across districts in minutes, not a fortnight
A research analyst at a European fund in London needs an executive summary of district-level performance across Madrid before Monday's investment committee meeting.
- User prompt: "Which districts of Madrid have seen the strongest price growth over three years, and where is stock selling slowest?"
- Location resolution:
locations_searchresolves Madrid and its constituent sub-districts into location IDs. - Heatmap generation: The agent executes
area-insights_get_heatmapto retrieve district-level metric distributions. - Distribution profiling: The agent runs price distribution and time-on-market distribution tools to inspect market skew.
- Quantitative operations: The agent calls
area-insights_get_time_series_operationsto compute Compound Annual Growth Rate (CAGR) and price volatility per district. - Executive delivery: The agent returns a ranked table with district-level commentary, explicitly stating the date range for each series.
Distributions reveal crucial nuances that simple medians obscure, such as bimodal pricing in gentrifying areas, while volatility metrics provide credit committees with risk context. Learn how to compare neighbourhoods with a heatmap and analyse how long it takes to sell: time on market or visit Area Insights.
Use case 3: site selection for shops, restaurants, gyms and offices with Claro AI
The expansion director of a London speciality coffee brand that is opening in Spain writes a brief in plain language instead of setting portal filters.
- User prompt: "Find premises in Valencia for a speciality coffee bar, 40–120 m², under €3,500 a month, strong morning footfall, near offices."
- Premises search: The agent calls
search_premiseson Claro AI to filter available commercial inventory. - Location Intelligence: The agent executes
explain_locationto enrich shortlisted candidates with Location Intelligence, including footfall figures, demographic context, and residential catchment data. - Side-by-side comparison: The agent calls
compare_premisesto evaluate top options across price per square metre, office density, and pedestrian flow. - Dossier compilation: The agent generates a site summary dossier for each candidate location.
Documented benchmarks illustrate the efficiency of this pipeline (Claro AI examples with Claude, recorded 16 October 2026):
- Valencia coffee brief: 546 matching premises screened down to six top candidates.
- Metro fitness network: 483 commercial sites across Madrid and Barcelona evaluated down to seven shortlisted locations with complete site dossiers.
- German commercial plots: 1,279 serviced plots between 1,500 and 6,000 m² narrowed down to six candidates for a vehicle inspection facility.
Claro AI covers commercial premises for rent or sale in Spain and Germany, and commercial plots in Germany, and is available in Claude's Connectors Directory. Review Claro AI use cases for site selection and explore worked Claro AI examples with Claude, or check CASAFARI for Business Expansion.
Use case 4: investment screening by rental yield and price below the area
A private investor looking abroad wants high-yielding two-bedroom flats in Lisbon priced below the local market average.
- User prompt: "Which districts of Lisbon offer the highest gross rental yield for two-bedroom flats, and which listings there are priced below the area?"
- Location identification:
locations_searchobtains location IDs across Lisbon sub-markets. - Yield calculation: The agent queries Area Insights historical sale and rental price series per district to calculate gross yield estimates, explicitly listing the formula and source dates used.
- Graph search: The agent queries Property Sourcing over REST (using an API key passed as
Authorization: Bearer) to search the graph for available two-bedroom flats in top-yielding zones. - Underpriced identification: The agent isolates listings whose asking price per square metre falls below the district distribution and presents each asset alongside its full price history and all historical portal listings.
Gross yield calculations serve as an initial benchmark and do not account for void periods, local taxation, or operational expenses. Read more on calculating rental yield by area and how to find properties priced below their area, or visit CASAFARI for investors.
Use case 5: seller-lead screening with no personal data and a person on the phone
An agency manager in Madrid needs to identify property owners within a specific postal area who have repeatedly lowered their asking prices, without relying on scraped personal contact details.
- User prompt: "Which homes within 300 metres of our office have had repeated asking-price cuts in the last 90 days?"
- Lead screening: High Potential Seller Leads accessed over REST returns property records showing repeated price reductions within 300 metres of the office, with no personal names, phone numbers, or email addresses.
- Property context: Property Sourcing over REST retrieves complete listing histories and timeline changes for each identified property.
- Scoring and synthesis: The agent scores lead urgency based on discount frequency and produces an overview of pricing trends for each asset.
- Human outreach: An agency representative evaluates the output and initiates contact through established commercial channels.
This workflow relies on scheduled, human-initiated queries rather than automated webhooks. Learn more about a compliant seller-prospecting workflow for an AI agent and explore how agentic AI automates the seller funnel.
Use case 6: screening agency and agent partners in Germany with AgentGraph AI
An expansion lead at an international real estate network evaluates potential agency franchise partners or referral allies across Munich and Berlin using measured listing activity.
- User prompt: "Which agencies in Munich match our partner profile: resale focus, mid-to-upper segment, active in Schwabing and Bogenhausen?"
- Agency screening: The agent invokes
agentgraph_screen_agenciesto match active brokerages against profile parameters. - Territory verification: The agent executes
agentgraph_territory_mapto verify candidate listing distribution across target neighbourhoods. - Brief generation: The agent calls
agentgraph_partner_briefto construct detailed profile briefs for candidate agencies prior to initial meetings. - Shortlist delivery: The agent returns a ranked agency list supported by operational market metrics.
AgentGraph AI is available exclusively for verified business entities operating in Germany. Its watchlist modification tools are among the few write operations available and require explicit human confirmation before execution. Use case 7: portfolio and watchlist monitoring on a monthly cadence
An asset manager overseeing residential portfolios across Lisbon, Madrid, and Berlin requires a monthly performance update detailing capital growth, stock velocity, and market shifts.
- Scheduled trigger: On the first business day of the month, an operator triggers the execution run (or invokes a scheduled script using an API key or confidential client created in the console).
- Market data collection:
locations_searchfetches target location IDs, followed by queries to Area Insights for price time series and time-on-market metrics. - Calculations: The agent calls
area-insights_get_time_series_operationsto recompute district-level CAGR and volatility metrics. - Watchlist review: For German assets, the agent calls
agentgraph_watchlist_changesto review structural changes among tracked brokerages. - Delta reporting: The agent compares current metrics against prior month data and generates a concise variance summary.
This process operates as a manual or batch rerun that pulls data on demand. To compare this workflow with non-automated methods, review monitoring a portfolio in the web app or consult the guide to watch agencies and agents in Germany.
What keeps these agents safe: OAuth, read-only tools and tokens a person controls
Connecting AI models to live market data requires strict security controls. CASAFARI enforces OAuth 2.1 with Proof Key for Code Exchange (PKCE) and dynamic client registration. Client applications never handle account passwords directly, access tokens are restricted to designated servers per RFC 8707 with a 15-minute validity window, and refresh tokens rotate automatically upon use.
Nineteen of the 21 documented MCP tools perform read-only actions (readOnlyHint). The two tools capable of modifying data (AgentGraph AI watchlist modifications) prompt the human operator for approval prior to execution. API credentials travel strictly via Authorization headers rather than standard URLs, and tool responses are isolated as data inputs to prevent prompt injection.
Note that call execution costs and account allowances are denominated in platform tokens, whereas authentication credentials generated during OAuth sign-in are referred to as access tokens. Review the CASAFARI security model for agents for full architecture details.

Account settings and API credentials are managed in the console of the CASAFARI platform.
An AI agent's analysis is only as accurate as its underlying data layer. By building on a single, deduplicated property graph, real estate professionals ensure their autonomous tools deliver precise, reliable market insights.
Frequently asked questions
How do AI agents like Claude or ChatGPT access real estate data?
AI agents reach CASAFARI's real estate data through dedicated Model Context Protocol (MCP) servers published at platform.casafari.com/mcp/
Can an AI agent produce a property valuation I can give to a client?
An AI agent can generate a Comparative Market Analysis (CMA) report containing price estimate ranges, historical trends, and comparable property tables using the Comparables and Area Insights MCP tools. The output provides structured market evidence designed for review by a professional valuer. The ultimate determination of compliance and suitability for client presentation remains with the professional user.
Is it GDPR-compliant to use an AI agent to find seller leads?
The High Potential Seller Leads REST API returns property records exhibiting repeated asking-price reductions around target geographic coordinates without including personal names, telephone numbers, or email addresses. Outreach is conducted directly by human operators using their established commercial workflows. Each user remains responsible for their own legal assessment and for data practices that comply with the GDPR.
What does an AI agent call to CASAFARI cost?
Each tool call consumes a fixed number of tokens specified directly within the tool's description. A single account balance covers queries across all products, with place searches via Location Lookup provided at no cost. Further usage comes from the Agent plan or prepaid tokens, as set out in the plans FAQ.
Can an AI agent change or delete anything in my CASAFARI account?
No. Nineteen of the 21 documented MCP tools are read-only. The two write operations available in AgentGraph AI require explicit human approval before modifying watchlists. OAuth access tokens expire after 15 minutes, and automated agents cannot purchase additional tokens or modify billing parameters independently.
Which countries do CASAFARI's AI agent tools cover?
CASAFARI's property graph covers residential and commercial real estate across 16 countries, including Andorra, Austria, Belgium, France, Germany, Greece, Italy, Luxembourg, Monaco, Poland, Portugal, San Marino, Spain, Switzerland, the United Arab Emirates, and the United States, where CASAFARI is entering now in selected states, for commercial real estate only, through Claro AI.
