How to Choose an Estate Agency Partner on Evidence with AgencyGraph
A practical guide for developers, banks, and investors to screen and monitor estate agencies in Spain and Portugal using AgencyGraph inventory data.
Property developers, banks, servicers, and real estate investors can choose a local estate agency partner in Spain or Portugal by using AgencyGraph. As of October 2026, this digital inventory index allows you to screen about 41,000 Spanish and 17,600 Portuguese agencies on five asking-price measures, including portfolio value, days on market, and overpricing at the start. You can review a sample agency partner selection report for Barcelona in English or query AgencyGraph via Claude, Cursor, and other MCP clients or the REST API. How do you shortlist the agencies in a town that move homes like yours fastest with the least overpricing at the start?
You can walk into your next mandate pitch with an objective shortlist of local agencies whose active stock, pricing discipline, and speed match your properties, rather than relying on agency claims. Your objective is to filter a town’s agencies to those with at least 40 homes for sale, sorted by median days on the market and median starting ask gap per square metre. To achieve this, copy and paste this prompt into your AI assistant:
"In Marbella, screen estate agencies that currently have at least 40 apartments for sale, and benchmark them by median days on the market and overpricing at the start so we can shortlist five partner candidates."
To perform this analysis, query agencygraph_screen_agencies (100 tokens per page) and agencygraph_area_benchmark (75 tokens per page). Resolving location IDs via Location Lookup is free. AgencyGraph measures portfolio value in asking prices, quarterly growth, price cuts and rises, overpricing at the start against the town median, and time on market in days. Where an agency or town has under 5 properties, AgencyGraph shows the count and returns 'not known' for measures rather than guessing. In 150 Spanish and Portuguese towns, only about 7–13% of the sources AI assistants cite are an agency's own website; about 35% are portals (CASAFARI GEO study, October 2026, 1,199 questions). For underlying micro-market trends, pair these findings with CASAFARI Area Insights.
How do you check one candidate agency across every town it works in?
Before awarding an exclusive mandate or referral agreement, inspect whether a candidate agency concentrates on your target municipality or spreads thinly across a region. You can examine an agency's history of new and withdrawn homes and map every municipality where it advertises homes for sale, alongside its local market share and rank. Prompt your AI assistant:
"Show me the full profile for the candidate agency in Valencia and list every town where it currently advertises homes for sale, including its portfolio value in asking prices and local rank in each town."
This workflow uses agencygraph_resolve_agency (free), agencygraph_agency_profile (50 tokens), and agencygraph_territory (50 tokens per page). For individual home valuations and transaction checks, consult CASAFARI Property Valuation.
How do you compare a franchise network office with independent agencies in the same town?
Determine whether a national brand's local office carries weight in your target municipality or if an independent firm holds the larger share of active homes for sale. You can compare the market share of active, new, and withdrawn homes in a town alongside the network's office-by-office breakdown. Prompt your AI assistant:
"In Cascais and Lisbon, compare the market share of active, new, and delisted homes between independent agencies and network offices, and show the office breakdown for the network."
Querying agencygraph_market_share costs 50 tokens per page and agencygraph_network costs 75 tokens per page. AgencyGraph deduplicates advertisements into one property record; where a home is advertised by two agencies, each agency counts that home, so town shares can total over 100%. Offices of a network are measured as individual agencies with the overarching network identified. You can inspect an example in the sample franchise network gaps report in English.
How do you track your chosen partner and its local rivals week by week?
To ensure your appointed agency maintains momentum, track week-by-week stock movement, asking-price cuts, and market share changes during your commercialisation period. You can check a watchlist of up to 25 agencies whenever required. Prompt your AI assistant:
"Check our watchlist of six agencies in Málaga and Marbella since the start of the quarter and show week-by-week new homes, delisted homes, and the median size of their asking-price cuts."
The agencygraph_changes tool costs 25 tokens for up to 25 agencies. All metrics refer strictly to asking prices, never closing prices. Because AgencyGraph gives no sales counts today, developers and funds should cross-reference activity with internal records.
How do you benchmark agencies across a whole regional or national portfolio?
Standardise partner selection across multi-site developments or REO portfolios at scale. Download complete city datasets via the REST API or licence an entire country build. To set up Claude, open Settings → Connectors → Add custom connector, paste https://platform.casafari.com/mcp/agencygraph, and sign in with your CASAFARI account. Cursor and other MCP clients use the same URL.
Prepaid credits cost €0.04 per token. City datasets on the REST API cost 2,500 tokens (€100) for a small city, 6,250 tokens (€250) for a mid-sized city, or 12,500 tokens (€500) for a large city for a year of quarterly updates. Whole-country licences start from about €5,000 a year.

Frequently asked questions
Does AgencyGraph show closed property sales or asking prices?
All AgencyGraph figures represent asking prices from homes indexed online, never closing prices. It functions as a digital inventory index showing what agencies advertise, not their revenue or off-market sales. Today, AgencyGraph provides no sales counts, so developers, banks, and investors should confirm transactions against their own internal records.
Which countries and how many estate agencies does AgencyGraph cover?
As of the October 2026 weekly build, AgencyGraph is live in Spain, covering about 41,000 agencies and offices in 4,767 towns, and in Portugal, covering about 17,600 agencies in 309 towns. About 22,000 agencies in Spain and 6,600 in Portugal have 5 or more homes for sale and receive full measures. Italy, Germany, Austria, Poland, and Greece are coming next, followed by France, Belgium, and Luxembourg.
How does AgencyGraph avoid guessing when an agency has very few homes or missing data?
AgencyGraph leaves a figure out rather than guessing, returning 'not known' when evidence is missing. Cells with fewer than 5 properties return only the count and no statistical measures, and every signal carries its source, the date it was read, and a confidence level. Private sellers, banks, and MLS feeds are excluded to ensure only active agencies and network offices are measured.
How much does it cost to shortlist and monitor agency partners with AgencyGraph?
You can start on the free plan with 1,000 tokens for 30 days at platform.casafari.com/signin. Screening agencies costs 100 tokens per page, town benchmarks 75 tokens, profiles 50 tokens, and a weekly watchlist check costs 25 tokens for up to 25 agencies. On prepaid credits, tokens cost €0.04 each, while city datasets cost €100, €250, or €500 per year, and whole-country licences start from about €5,000.
How do I connect AgencyGraph to Claude without copying API keys?
In Claude, open Settings, go to Connectors, select Add custom connector, and paste https://platform.casafari.com/mcp/agencygraph. You sign in directly via your browser using OAuth, which requires no API key to copy. The same token balance works across Claude, Cursor, other MCP clients, and the REST API.
