AgencyGraph: see where your estate agency stands against every competitor

Benchmark your estate agency's market share, asking-price portfolio, price adjustments, and time on market against local competitors in Spain and Portugal with CASAFARI's weekly AgencyGraph database.

AgencyGraph is CASAFARI's estate agency database for Spain and Portugal, rebuilt every week so you can see where your branch stands against competitors in each town, track up to 25 agencies week by week, and screen agencies by portfolio size and growth. Covering about 41,000 agencies and branch offices across 4,767 Spanish towns and 17,600 across 309 Portuguese towns in October 2026, it provides asking-price measures for the 22,000 firms in Spain and 6,600 in Portugal advertising five or more homes for sale.

Picture an agency principal entering a Monday valuation meeting. A potential seller questions your fee, claiming another agent across town promises a higher asking price. Without objective local figures, defending your pricing strategy rests on narrative alone. CASAFARI—the property data layer for estate agents and their AI assistants—built AgencyGraph to eliminate guesswork from local market benchmarking. You can test your branch today when you sign up for the free 30-day plan with 1,000 tokens on platform.casafari.com.

AgencyGraph operates as an objective estate agent competitor analysis tool across all houses and apartments offered for sale. It extracts asking prices from advertisements on portals and agency websites, deduplicating advertisements into single property records. Every metric isolates asking prices, never closing or transaction prices.

Rather than forcing complex market dynamics into a single arbitrary score, AgencyGraph evaluates every firm across five core operational dimensions:

Core Operational Measure What AgencyGraph Measures Per Town Available Metrics
1. Portfolio Value Total asking-price value and price distribution of advertised homes Total value, mean, median, minimum, maximum, quartiles in EUR, and median asking price per m²
2. Inventory Growth Pace of new instructions and withdrawn homes New and withdrawn homes in the latest quarter vs prior quarter and same quarter last year
3. Price Cuts & Increases Frequency and magnitude of asking-price adjustments Count and share of homes with price cuts/increases; median reduction and increase size
4. Initial Overpricing How far initial asking prices per m² sit above town medians Median gap above town median price/m²; share over 10% above; share subsequently cut
5. Time on Market Days active online before leaving the market Minimum, maximum, median, and mean active days on the market

How are agencies cited in AI answer engines?

In 150 Spanish and Portuguese towns, only about 7–13% of the sources AI assistants cite are an agency's own website; about 35% are portals (CASAFARI GEO study, October 2026, 1,199 questions).

How do you track up to 25 competitors week by week with the watchlist?

Comparing your branch to other local agents establishes an immediate benchmark. Following competitors week by week helps you see shifts as they happen. AgencyGraph provides a watchlist feature allowing you to monitor up to 25 selected agencies side by side using agencygraph_changes (25 tokens per query for up to 25 agencies). AgencyGraph operates on demand and does not push automated notifications or alerts.

You can query your watchlist against any benchmark date within the last year. AgencyGraph returns exact weekly shifts across all 25 firms, including:

  • Instruction activity: Newly advertised homes, withdrawn properties, and relisted inventory.
  • Asking-price movements: Total price reductions and price increases alongside the median size of those adjustments.
  • Corporate changes: Consolidations and merges where one agency entity absorbs another.

How is AgencyGraph built, deduplicated and kept honest?

Every week, CASAFARI indexes homes advertised on property portals and on agencies' own websites in Spain and Portugal. Indexing, cleaning and deduplication models group multiple online advertisements of the same home into a single clean property entity, tracking every asking-price change and status update. AgencyGraph consolidates varied spelling permutations of agency business names to attribute properties accurately to individual branches and overarching networks.

AgencyGraph functions strictly as a digital inventory index reflecting active online advertisements. It measures online property exposure rather than financial turnover, off-market transactions, or service quality. Because two distinct agencies may co-list the same property, individual market share percentages within a town can sum to more than 100%. Private sellers, banking entities, property developers, and raw MLS feeds are filtered out. Individual estate agents, phone numbers, and email addresses are never indexed or returned.

AgencyGraph says "not known" rather than guessing. Towns or agencies with fewer than 5 active properties display their count without figures.

If an agency identifies incorrect details within its profile, it can submit a request on our AgencyGraph corrections page. The CASAFARI team reviews requests and provides an answer within 10 working days, applying verified updates directly to the subsequent weekly build.

How can you access AgencyGraph via AI assistants or REST API?

You can access AgencyGraph through two primary integration paths:

  1. AI Assistant Integration: Connect via AgencyGraph MCP directly to Claude, Cursor and other MCP clients using browser authentication at the AgencyGraph MCP server endpoint. In Claude, go to Settings → Connectors → Add custom connector, paste the address, and sign in with your CASAFARI account.
  2. REST API Access: Software developers and data analysts can integrate REST endpoints under /v1/agencygraph/{country}/.... Technical specifications are available in the AgencyGraph developer documentation on developers.casafari.com.

All API and MCP operations are billed in tokens drawn from a shared account balance. Location Lookup (finding place names) and finding an agency by name are free. Token pricing for operations includes:

  • One country in detail: 5 tokens
  • Agency profile: 50 tokens (€2)
  • Territory: 50 tokens a page of 25 towns

  • Network: 75 tokens a page of 25 offices
  • Screening: 100 tokens a page of 25 matches (€4)
  • Weekly changes: 25 tokens for up to 25 agencies

Frequently asked questions

How do I calculate my estate agency's local market share?

AgencyGraph constructs a weekly digital inventory index for every town in Spain and Portugal based on deduplicated homes advertised for sale. It measures your agency's total asking-price portfolio value, instruction counts, price adjustments, and withdrawn homes against every local competitor, assigning an exact percentile rank for each metric. Because properties advertised by multiple firms count once per agency, town inventory shares reflect each firm's true online presence and may sum to over 100%.

How can I compare my branch to other local agents in my town?

AgencyGraph benchmarks every agency advertising 5 or more properties in a town across five asking-price and inventory measures: total portfolio value, quarterly instruction growth, price reduction frequency, initial overpricing gaps, and median time on the market. Additional indicators such as tech stack, exclusivity and digital presence are coming to the same tools at no extra price.

How do I improve my estate agency's AI visibility?

In 150 Spanish and Portuguese towns, only about 7–13% of the sources AI assistants cite are an agency's own website; about 35% are portals (CASAFARI GEO study, October 2026, 1,199 questions). Search, answer engine and AI visibility scores are coming to AgencyGraph tools. Estate agencies can prepare by maintaining clean structured markup on their property pages.

Where can I find a complete list of estate agents by area in Spain and Portugal?

AgencyGraph provides an active database covering about 41,000 agencies and branch offices across 4,767 Spanish towns and 17,600 agencies across 309 Portuguese towns as of October 2026. Full statistical benchmarks are available for the 22,000 Spanish and 6,600 Portuguese firms with 5 or more homes for sale. Private sellers, bank sellers, property developers, and unverified feeds are excluded, while network offices are listed as individual branches linked to their parent franchise.

How do I track my estate agency competitors week by week?

You can add up to 25 competitors or branch offices to your AgencyGraph watchlist to track weekly operational changes using agencygraph_changes for 25 tokens per query. Whenever you run a watchlist check against any date within the last year, AgencyGraph returns new instructions, withdrawn properties, relisted inventory, asking-price cuts, price increases, and recorded firm merges. The watchlist runs on demand whenever you require updated competitive intelligence.

How can I correct my estate agency's details in AgencyGraph?

AgencyGraph says "not known" rather than guessing. If your agency spots an inaccuracy in its office locations, business name, or website URL, you can submit a request on the AgencyGraph corrections page. CASAFARI verifies and processes approved updates within 10 working days, applying changes directly to the subsequent weekly build.
