Writing a property description

An enticing description can be a deal breaker when it comes to convincing a potential buyer to visit your property. But, after having done that for dozens of properties, it’s only natural that you run out of creativity to keep creating amazing copies.

But the truth is that you don’t need to be the one doing this job! Recruit ChatGPT to work for you, as in the prompt below.

Prompt: Write a 200-word property description for an apartment with 120 square metres, 3 bedrooms and 2 bathrooms in Porto. The property has air-conditioning and a heating system, wooden floors, a fully equipped kitchen and wardrobes in both bedrooms. This property description should sell the apartment as the perfect place for a family.

Researching the behaviour of clients on a specific market

The more information you have about your potential clients, the more likely you understand their needs and are closer to sealing a deal, right? So, another possible idea is to use ChatGPT to do your research for you, as you can see below.

Prompt: Provide information about the behaviour of home buyers in Porto, Portugal, answering the questions below:

  • Which are the recurrent questions made online from home buyers in this area?
  • What are the characteristics that home buyers most look for online in the area?
  • What are the demographics of home buyers in this area?

And, of course, you can tailor this prompt to get any answers you want!

Boosting your real estate social media

We already talked about the importance of social media marketing for real estate and how it helps you to reach even more potential clients. But one thing is for sure: content creation is not easy, especially for estate agents and their already busy schedules.

The good news is that ChatGPT can act as a shortcut, providing you with plenty of ideas for you to post: all you gotta do is ask!

Prompt: List 15 to 20 different real estate-related ideas to create short videos for social media. The themes must be connected to doubts, uncertainties or questions that interest home buyers.

Write a title and a description of this property for an ad on Google. The title should be under 30 characters and compelling. The description should be under 90 characters and highlight the most important features of the apartment.

And this kind of prompt can also be adapted for social media ads just by changing the character limit, making it easier for you to distribute and promote your property portfolio.

Sending a newsletter to your prospects

Creating longer and engaging copies is something that can be incredibly time consuming for people who are not used to writing professionally. But, of course, that should not be an obstacle for you to communicate with current and potential clients.

Prompt: Act as an estate agent and write a newsletter to your potential clients. The newsletter should:

  • Have a compelling subject line of up to 50 characters
  • Be divided into three sections. The first one is dedicated to talking about the increase of 10% on the demand for apartments in Porto, Portugal. The second and third sections are dedicated to promoting two different properties in the area.
