Why am I not getting comparables?
If a valuation shows fewer comparables than expected, choose "Comparables must have at least 1 selected characteristic" in step 1, then in step 2 set the property status to All and increase the search distance (up to 50,000 metres). You can also add a specific property manually by entering its reference number above the comparable column.
When you run a property valuation for sale or rent, the tool lists comparable properties. The number of comparables depends on the location of the valuation and the type of property. If you see fewer than you expect, check the settings below.
Review the selected characteristics (step 1)
In the first step of the valuation, you can choose specific characteristics, such as balcony or parking. Make sure you select Comparables must have at least 1 selected characteristic, because this broadens your results.
Comparables must have all selected characteristics can be more precise, but it significantly limits the number of results shown.
Adjust the property status (step 2)
Above the list of comparables, select the statuses you want to see: Sold, Delisted, Active or All. To see all comparables, select All.
Expand the search radius (step 2)
In the second step of the valuation, increase the search distance in the comparable settings to widen the search area. You can set it up to 50,000 metres. This is especially useful in rural areas, where the number of comparables may be limited.
Add a specific comparable manually (step 2)
To include a particular property, type its reference number in the search bar above the comparable column. This adds it to your analysis.
Good to know
- The maximum search distance is 50,000 metres.
- In some locations and for some property types, there may not be enough comparables to perform the analysis.
