Do extra characteristics and details affect my valuation?
No. The details and characteristics you enter in the Valuation Settings step do not directly change the estimated price. They help CASAFARI find the most similar comparable properties, and the estimate is based mainly on market data and those comparables.
The first step of a property valuation is Valuation Settings. It has three main sections:
- Property Details
- Advanced Details
- Characteristics
How these details are used
Choosing a characteristic does not automatically add a specific amount to the property’s value. For example, selecting “balcony” does not raise the estimate by a set figure.
CASAFARI uses these details to source the most accurate comparables. It looks for similar properties in the area that most closely match your property’s features and condition. Describe the property as accurately as you can so the system can find the closest matches.
